OLP (One Liberty Properties, Inc.) Adjusted Earnings Rise as Industrial Rent Grows
View the OLP Dividend Stock Profile
One Liberty Properties, Inc. reported stronger property earnings on November 3, 2026 as industrial acquisitions added rental income, although higher borrowing costs absorbed part of the benefit.
Adjusted funds from operations, or AFFO, rose to $0.50 per diluted share for the quarter ended September 30, compared with $0.46 a year earlier. This adjusted property earnings measure was above the $0.45 quarterly dividend declared in September. That is a useful improvement in the income behind the payment, with a cushion that remains modest.
Rental income increased 11.9%, helped by acquired properties. Interest expense also rose to $6.8 million from $5.6 million, mainly because the company had more mortgage debt outstanding, with higher average interest rates adding pressure. The acquisitions are bringing in income, but the amount left after financing costs is the more useful measure for shareholders.
Industrial properties now account for approximately 86% of base rent, and the portfolio was 97.5% occupied at quarter end. The company continues selling other properties and reinvesting in industrial buildings. Those sales can supply capital for the next investment, although the proceeds themselves are not recurring earnings.
We like the direction of adjusted earnings per share: growth is reaching shareholders despite higher financing costs. The dividend has better support than a year earlier on this quarterly measure, but the margin is still small enough that new investments need to keep adding income after borrowing costs. Continued growth in AFFO per share would be the clearest evidence that the industrial shift is earning its keep.
