CHCT (Community Healthcare Trust Incorporated) Earnings Improve as Tenant Recovery Continues

Community Healthcare Trust Incorporated reported improving property earnings on November 3, 2026, while keeping its quarterly dividend at $0.33 per share.

Adjusted funds from operations, or AFFO, reached $0.58 per diluted share for the quarter ended September 30, up from $0.56 a year earlier. This adjusted property earnings measure remained comfortably above the dividend, giving the payment useful support as the healthcare landlord works through its recovery plan.

There was progress in the buildings as well. Leased occupancy, excluding properties held for sale, edged up to 90.1% from 89.8% in the previous quarter, and revenue increased while administrative expenses declined. The occupancy improvement is welcome, although nearly a tenth of the space remains unleased, leaving room for further progress.

One important tenant situation still needs care. An operator of six geriatric behavioral hospitals paid approximately $0.5 million in quarterly rent, up from approximately $0.3 million in the previous quarter. A proposed sale of that operator’s business could bring new leases, but the company says neither the timing nor completion is assured. Better payments are encouraging; a completed transaction would provide firmer evidence.

Our view is that this is a useful improvement in dividend support, with adjusted earnings rising and the payment unchanged. It is too early to call the recovery complete, but stronger occupancy and sustained rent payments from the troubled tenant would make the earnings improvement more convincing.
