One Liberty Properties announced on November 2, 2026 that it agreed to buy four industrial buildings in the Milwaukee area for $34 million, with closing expected in the fourth quarter of 2026.
The properties are fully leased to seven tenants and generate about $2.3 million in annual base rent. Contractual annual increases range from roughly 2% to 4%, and the weighted average remaining lease term is about six years.
The company plans to use cash and mortgage financing, including an expected $20.6 million mortgage carrying a fixed 6.36% rate and maturing in 2031. Those terms remain prospective until financing and the acquisition close.
We like the contracted rental income and scheduled increases, but base rent is not the earnings left for shareholders. Interest and property costs still have to be paid, while the cash invested also has a cost. The acquisition could strengthen recurring income, but the useful test for dividend support will be the earnings it adds per share after those costs. For now, this is a promising contracted expansion, rather than a completed improvement in dividend capacity.
