AHRT (AH REALTY TRUST INC) Raises Earnings Outlook as Retail and Office Income Grow

AH Realty Trust raised its full-year earnings outlook on November 2, 2026, supported by growth in its retail and mixed-use office properties.

The company now expects 2026 funds from operations, as adjusted, of $0.57 to $0.59 per diluted share. This company-defined measure excludes selected items to describe ongoing operating performance. It is management’s forecast, rather than an independent earnings estimate.

Third-quarter adjusted FFO was $0.16 per diluted share, compared with $0.17 a year earlier. The stronger outlook therefore should not be mistaken for year-over-year growth in the quarter’s earnings.

Properties held across both periods generated cash net operating income growth of 6.8% in retail and 5.2% in office. That is encouraging, although property income still has to cover interest and corporate costs before reaching common shareholders.

We welcome the improved outlook and underlying rental performance. For dividend support, the useful next test is whether those property gains produce sustained growth in earnings per share. A higher forecast improves the direction of travel, but does not by itself establish a wider dividend cushion.
