NXRT (NexPoint Residential Trust, Inc.) Cuts Outlook as Property Income Weakens
View the NXRT Dividend Stock Profile
NexPoint Residential Trust lowered its 2026 earnings outlook on November 3, 2026 after a weaker third quarter showed how rising costs can squeeze income even when total revenue grows.
The apartment owner’s Core FFO, its funds-from-operations measure adjusted for selected items, fell to $0.52 per diluted share from $0.70 a year earlier. Its full-year Core FFO guidance midpoint was reduced to $2.22. Those are company forecasts, rather than independent earnings estimates.
The pressure is clearest in the properties owned throughout both periods. Their net operating income, the revenue left after property operating costs, declined 8.2%. That measure comes before corporate financing costs, so it does not tell the whole dividend story. Interest expense also increased, adding another demand on the income available to shareholders.
There is an important distinction in the dividend comparison. Core FFO of $0.52 was just below the quarter’s $0.53 payment, while the company’s more adjusted AFFO measure was $0.63 per diluted share, down from $0.80. AFFO adds back items including equity-based compensation, so these measures should not be treated as interchangeable. The results show a weakening earnings cushion, rather than a shortfall on every measure.
The board maintained a $0.53 quarterly dividend, payable December 31, 2026 to shareholders recorded on December 15, 2026. It also authorized up to $150 million of share repurchases over two years. An authorization permits purchases; it does not mean that cash has already been spent or that repurchases will improve recurring income.
Our view is cautious. Maintaining the dividend is welcome, but it cannot offset falling property income and higher financing costs. A sustained recovery in income from the existing apartments would make the payment more comfortable; until then, the reduced outlook deserves more weight than the size of the buyback authorization.
