IIPR Commits ﹩245 Million to Alewife Park Loan

Innovative Industrial Properties, Inc. (IIPR) said on October 1, 2026, that it committed up to ﹩245 million to a mezzanine loan supporting the completion, lease-up and stabilization of Alewife Park, a life-science campus in Cambridge, Massachusetts.
IIPR funded approximately ﹩111 million at closing. The borrower used part of that advance to repay an existing ﹩85 million bridge loan, including related interest, fees and expenses. IIPR expects the remaining ﹩134 million to be drawn through the fourth quarter of 2027 if specified funding conditions are satisfied.
The company expects the loan to yield approximately 15.8% over its term, subject to a 14% floor. The loan matures in February 2028 and includes a one-year extension option. IIPR may also purchase up to ﹩155 million of the other mezzanine lender’s notes on the same terms, although it is not obligated to do so.
For shareholders, the high stated yield could add meaningfully to interest income as the commitment is funded. IIPR described the investment as significantly accretive to earnings, but that remains a company expectation rather than a guaranteed result.
The main uncertainty is execution. Phase I is 78% leased to one tenant, according to the developer, and future advances depend on conditions tied to construction budgets, draw requests and the absence of defaults. The floating-rate formula, future lease-up, project completion and borrower performance could all affect the realized return. The loan is secured by pledged equity interests in the property-owning entities and benefits from completion, environmental and recourse guaranties, but those protections do not eliminate credit or development risk.
