IIPR (Innovative Industrial Properties, Inc.) AFFO Rises Above Dividend as Tenant Risks Persist

Innovative Industrial Properties, Inc. reported on November 2, 2026 that third-quarter adjusted funds from operations, or AFFO, rose to $1.96 per share from $1.71 a year earlier. That put its adjusted earnings measure just above the quarter’s $1.90 common dividend.

The improvement is welcome, but the six-cent gap leaves limited room for weaker collections. AFFO adjusts property earnings for specified accounting and other items, making it more useful than net income alone for judging ongoing dividend support. It still needs to be read alongside how tenants are paying.

For selected defaulted tenants, the company reported $7.8 million in payments and applied $3.8 million of security deposits during the quarter. In the preceding quarter, those figures were $9.1 million and $1.4 million, respectively. Deposits provide real payment support, but using them draws on an existing reserve. They cannot replace dependable rent indefinitely.

IIPR is working to re-lease properties and is expanding its life science investments. Interest and other income rose to $14.3 million from $4.4 million a year earlier, helped by income from its IQHQ investments and a seller-financed property note. That broader income stream helps explain the earnings improvement, while the company continues dealing with troubled cannabis tenants.

Our view is that the earnings recovery improves near-term dividend support, although the narrow cushion and larger deposit applications keep this from being a comfortable result. More rent collected from operating tenants, with less reliance on deposits, would make the improvement more convincing. For now, the dividend has modest support from reported AFFO and a clear need for stronger recurring collections.
