MPT (Medical Properties Trust, Inc.) Sells Two Hospitals for $371 Million Cash

Medical Properties Trust said on September 16, 2026, that it sold the real estate of Idaho Falls Community Hospital and Mountain View Hospital to affiliates of Intermountain Health.

The transaction valued the properties at $413 million and produced $371 million of cash for MPT. The remaining $42 million went to minority real estate owners. MPT said its gross investment in the properties was about $240 million and described the sale as generating a gain of approximately $130 million over gross book value. The disclosed capitalization rate was 6.9%.

Why It Matters

MPT expects to use most of the cash proceeds to reduce debt. That makes the sale relevant to liquidity, leverage and refinancing risk, which are supporting evidence for dividend security because they can affect future earning power.

The company said this sale, the Infracore initial public offering and a separate sale of five Utah hospitals have generated about $680 million of third-quarter cash proceeds. The favorable price relative to MPT’s stated investment provides evidence of portfolio value, although shareholders should weigh that benefit against the rent and earnings no longer produced by the sold hospitals.

The next items to watch are the amount and cost of debt actually retired, the resulting interest savings, and management’s updated earnings outlook.
