NREF (NexPoint Real Estate Finance, Inc.) Sees Earnings Below Its Fourth-Quarter Dividend

NexPoint Real Estate Finance reported on November 5, 2026 that cash available for distribution rose to $0.60 per diluted common share in the September quarter from $0.58 in June. For the December quarter, management expects $0.55 at the midpoint on that same measure, against the $0.50 common dividend announced October 26.

There’s a tension in the outlook. Management expects earnings available for distribution of $0.42 per diluted common share at the midpoint, eight cents below the dividend. The cash measure makes further adjustments, including adding back amortization of premiums, which is an accounting charge that spreads the cost of paying above face value over time. That helps explain how the cash estimate can exceed the dividend while the earnings estimate falls short.

We see room to pay the declared dividend on management’s cash outlook, though the earnings outlook gives us less comfort. The next report should show whether earnings can close the gap and how much cash the real estate lending portfolio actually produced.
