Company overview
Starwood Property Trust finances commercial real estate and invests in related credit. Interest on loans and other debt is a major income source, joined by servicing, property operations and occasional investment gains or losses. Funding costs, credit performance and loan repayments shape what is left for the dividend. That mix gives Starwood several ways to earn, so we follow the whole-company dividend-support result.

How the business works
Interest income from commercial real estate loans and other credit investments is the main engine supporting distributions. The spread between asset yields and borrowing costs is especially important. Principal repayments can provide liquidity but must generally be reinvested into attractive new loans to sustain recurring interest income. Credit losses, lower loan balances, reduced asset yields, or higher funding costs can weaken distributable earnings and distribution coverage.
