Company overview
Cherry Hill invests in residential mortgage securities and mortgage servicing rights. Securities can pay interest, while servicing rights can bring in cash from administering home loans. The company finances much of the portfolio with borrowing, so the dividend depends on what remains after funding, hedging and operating costs. Interest rates and the pace at which homeowners repay mortgages affect both parts of the business.

How the business works
Cash available for distributions is generated principally by income from residential mortgage investments and mortgage servicing rights, less interest expense on borrowings, hedging costs, operating expenses, and other portfolio costs. The model is sensitive to the gap between yields earned on assets and the cost and availability of financing. Realized portfolio losses, rising funding costs, adverse hedge results, or a decline in servicing-related economics can reduce the cash available for distribution.
