ABR (Arbor Realty Trust, Inc.) Suspends Common Dividend as Loan Problems Weigh on Earnings

Arbor Realty Trust suspended its quarterly common dividend on October 30, 2026, saying it needs to preserve capital for debt maturities and troubled assets. For shareholders relying on that payment, this is a decisive change.

Third-quarter distributable earnings turned into a loss of $0.04 per share, compared with earnings of $0.35 a year earlier. Excluding realized losses on legacy assets, the company reported positive earnings of $0.08, but those losses still matter because resolving weak loans can consume shareholders’ capital.

Arbor earns interest on property loans and fees from arranging and servicing mortgages. Both lending returns and financing costs matter: its average portfolio yield declined while its average borrowing cost increased from the previous quarter.

New financing adds flexibility, but it does not repair earning power by itself. Our view is that preserving cash is sensible when the business is struggling to earn a distribution. A convincing recovery needs fewer troubled loans and stronger earnings after financing costs; fresh borrowing alone would not change that judgment.
