IVR: July Book Value Falls as August Dividend Holds
The mortgage REIT also declared an August common dividend of ﹩0.12 per share, payable September 15 to shareholders of record on August 25. Its July investment portfolio, including to-be-announced securities, totaled ﹩8.1 billion. Repurchase-agreement borrowings were ﹩6.5 billion, unrestricted cash and unencumbered investments were ﹩549.3 million, and economic debt-to-equity was 7.4 times.
Why it matters
The estimated 3.5% monthly decline in book value is negative for a mortgage REIT because book value is a central measure of the capital supporting each common share. The unchanged dividend is supportive for near-term income, but it does not eliminate the effect of book-value volatility.
The share count used in the book-value calculation increased to 107.6 million from 102.4 million at June 30. Investors should watch whether later financial statements confirm the preliminary estimate, how funding costs and mortgage spreads evolve, and whether additional share issuance affects book value per share. The July figures are unaudited and may be revised.
